  • 5,000 sq. ft. prototype (convenience store w/ gasoline)

  • 5,600 sq. ft. prototype (convenience store w/ gasoline)

  • Purchase or Long-term Land Lease

  • Traffic of at least 25,000 cars daily

  • Corner property at signalized intersection

  • Unrestricted visibility and access

  • Residential population - 15,000 within 3 miles

  • Daytime population - 7,500 within 1 mile

  • Minimum 40 parking spaces

  • 24-hour use permitted

  • 8-10 gasoline dispensers under canopy

  • Topography at street grade
